Your Guide To EPDM Roofing
If you’ve seen a commercial roof in the city, chances are you’ve seen an EPDM roof. It’s usually easy to tell if it’s EPDM by the dark black color of the material. These synthetic rubber membranes combine with a unique installation process to create a strong, secure, and durable roof that stands the test of time. EPDM roofing systems are a popular choice for commercial buildings and elsewhere in the industrial sector.

Here at Maxx Roof LLC Denver, we offer superior quality EPDM roofing solutions. As a local residential & commercial roofing company, we believe that our friends and neighbors deserve access to quality, affordable, and professional roofing services. What Is EPDM Roofing?
EPDM stands for Ethylene Propylene Diene Monomer, a single-ply, synthetic rubber compound that’s not only extremely flexible but also highly resilient to damage. This roofing type is an excellent choice for flat or low-sloped roofs and is one of the longest-lasting options on the market.
It has been widely used in the roofing industry since the 1960s and is perfect for both replacement roofing projects and new construction.
This single-ply rubber membrane is not just strong, either. It also has extreme weather and climate resistance, including hail, snow, rain, and high winds. It can even handle UV rays with no fading, peeling, or cracking like many conventional roofing options.
It might surprise you to learn the two primary ingredients in EPDM roofing are oil and gas. This mixture forms a durable synthetic rubber membrane perfect for commercial, industrial, or residential flat roofing projects. EPDM panels consist of four different layers:
- Base layer: Elastomeric EPDM
- Second layer: AFR EPDM fire-retardant
- Third layer: FRM polyester fiber-reinforced
- Top layer: optional FlexWhite roof coating
During roof installation, we combine these layers to create a synthetic rubber material ideal for surviving in a harsh climate.
EPDM Roofing Installation
We may recommend a different EPDM system installation technique depending on the best fit for your roofing needs. We offer three approaches, including ballasted, fully-adhered, and mechanically-fastened systems. Each has its unique benefits that make EPDM extraordinarily versatile and perfect for just about any flat or low-sloped building.
Ballasted Systems
Ballasted systems are not only the most common installation option, accounting for about 35% of all EPDM systems in the United States but also the most affordable system too. They’re ideal for larger roofing projects like commercial buildings, schools, or hospitals because they come in wide panels: about 50 ft by 200 ft.
During the installation process, we place EPDM rubber panels over the insulation and secure them with smooth concrete pavers or stones. This system is perfect for new construction or replacement projects where the original structure can handle the extra weight of the stone/paver ballasts.
Mechanically Fastened Systems
Mechanically fastened systems are incredibly light yet highly secure, making this style well-suited for buildings that can’t handle a lot of extra weight. During installation, we drive the fasteners directly through the membrane and insulation to lodge them firmly into the structure’s roof and frame, forming a strong connection.
Adhered Systems
An adhered installation system is the only style suited for high-slope structures. During installation, we attach the actual membrane directly to the insulation and secure it to the roof with adhesives, stress plates, and mechanical fasteners. Adhered EPDM systems are also a lightweight choice, making them suitable for a wide range of buildings.
A Lasting Solution: The Lifespan Of EPDM Roofing
EPDM roofing can last anywhere from 30 to 50 years with proper installation and regular maintenance, making it one of the longest-lasting options available on the market today.
However, even small mistakes during the installation process can cause serious problems. That’s why if you want a lasting roofing solution, it’s crucial to work with an experienced roofing company like us. We’ve installed countless EPDM roofing systems and can ensure your new roof stands the test of time.
EPDM Roofing Costs
The total cost of an EPDM system depends on various factors, including the rubber type, the size of the roof, the installation process, and how complex the job is. With so many variables, it not possible to give an estimate without roof specifics. Give us a call. We’re happy to provide a no-obligation quote.
However, keep in mind that a roof is a long-term investment that will last for decades. It’s best to look at the long-term costs instead of just the upfront installation costs. EPDM roofing does cost more than some options, but the decades of durability and superior protection it provides are worth the price difference.
Advantages Of EPDM Roofing
Throughout the United States, EPDM is a common choice for commercial and industrial buildings like schools, hospitals, factories, shopping centers, and structures with flat or low-sloped roofs. Why is it so popular? EPDM systems offer significant benefits, including:
Superior Weather Resistance
With the unpredictable and often harsh weather that we see, having a roof with superior weather resistance is vital. EPDM is impervious to hail, snow, rain, high winds, low temperatures, and other extreme weather conditions, making it the smart choice for a long-lasting roof. It’s also naturally flexible and easily resists both physical tearing and corrosion damage from acids or alkalis.
Eco-Friendly
EPDM is eco-friendly and has a minimal carbon footprint. Most EPDM roofs are black, but there is the option for white. They feature a special coating that reflects UV rays, keeping buildings cooler and lowering energy costs. The synthetic rubber membrane is 100% recyclable, too, and can be reused again and again. EPDM is entirely safe for the surrounding environment and doesn’t pollute rainwater runoff.
Low Maintenance and Affordable
TPO and PVC roofing are the most common alternatives to EPDM—and of the three, EPDM ballasted systems are the most affordable. On top of lower installation costs, EPDM also requires less maintenance. The wide rolls reduce the number of joints where sheets of material meet. As joints are the most common spot for leaks to form, EPDM roofs rarely require repairs, an expensive aspect of roof upkeep. For an even more durable roof, try a BUR Built Up Roofing system which is EPDM with rocks covering it for extra protection.
Disadvantages Of EPDM Roofing
EPDM roofing systems have many advantages, but no roofing material is perfect. EPDM systems are typically cost-effective, but the price goes up based on which installation method you use. The other two systems are still affordable but can be pricier than EPDM’s biggest competitor, TPO roofing. Some other competitors are PVC, Built up and Modified Bitumen roofing.
It’s essential to have an experienced contractor determine what roofing system will best meet your needs and your budget. At Maxx Roof LLC Denver, we work closely with our customers from start to finish to ensure they’re getting the right roof for their building.
The only other potential drawback to EPDM roofing systems is their cosmetic appeal or lack thereof. Many consider EPDM systems to be fairly unattractive. However, when you have a roofing material as durable, strong, and cost-effective as EPDM, the way it looks pales in comparison to its numerous benefits, especially since it’s widely used for commercial applications where the roof isn’t always visible from the ground.
How Is An EPDM Roof Repaired?
While EPDM lasts for decades and won’t fade, crack, or peel under the sun’s damaging UV rays, sometimes it needs a quick repair or restoration. Here at Maxx Roof LLC Denver, we can efficiently handle any EPDM repair or restoration project.
The repair process is relatively simple and doesn’t require a huge amount of work or create a construction mess, like a traditional commercial roofing repair.
If there’s a tear in the membrane itself, we can quickly and easily repair it using brand-new EPDM material and industrial-grade adhesive. If there’s inadequate sealing at the plumbing boot, collar, or vent, we can remove the faulty product and apply urethane sealant or caulk that will keep your building dry.
No matter what kind of repair you need, we have the skills, equipment, and knowledge to fix it safely and quickly.
